Our process

How we clean this

  1. 1
    Surface ID. Confirm the tile and grout material — ceramic, porcelain, or stone — before any cleaning solution is chosen.
  2. 2
    Alkaline pre-spray. Applied to grout lines and allowed to dwell so binders soften before agitation.
  3. 3
    Mechanical agitation. Grout brush or rotary agitator worked along grout lines and across the tile surface.
  4. 4
    High-heat extraction. Enclosed spinner tool pulls loosened soil and rinse water off the floor at high heat.
  5. 5
    Neutral rinse. Neutralizing rinse leaves the surface residue-free and grout-line pH balanced.

Equipment & method

What we use

Enclosed spinner tool contains overspray so cabinets, baseboards, and adjacent surfaces stay dry.

Purified R.O./D.I. water on the rinse pass.

Sealer application is available as a follow-up job — we do not seal on the same day as cleaning.

Considerations

Surface-specific care

  • Stone (travertine, slate, marble) is pH-tested first — calcareous stone requires a neutral-only product plan.
  • Grout sealing is a separate service — grout needs 24–48 hours dry-back after cleaning before sealer is applied.
  • Loose or spalling tile is not agitated; we flag it and skip.

Frequent questions

How long until the floor is walkable?

Usually 30–60 minutes. Grout continues to release moisture for a few hours — we recommend socks or clean shoes overnight.

Will it lighten my grout?

Cleaning restores the grout's original color. For further lightening or color-uniforming we can recommend a grout-color-seal specialist as a follow-up job.

Do you seal grout?

Yes, as a separate service scheduled 24–48 hours after cleaning so the grout is fully dry.
