Move-out cleaning and rental turnover
Vapura's turnover service is built around lease-end deadlines. Carpet, tile, and upholstery are handled in a single visit and paired with before-photos and a written scope note that a property manager or landlord can attach to a deposit return or a unit inspection. Scheduling is priority-slotted so you are not chasing a same-week appointment during peak turnover season. You approve the scope in writing before we start; we do not add work mid-visit without a new approval.
What's in a standard turnover visit
A turnover visit is scoped around what the unit needs to hand back cleanly, not around a fixed package. The technician confirms the scope with you or the property manager at arrival.
- Carpet — hot-water extraction of every room, including closets and behind removed furniture where accessible.
- Tile and grout — extraction of kitchen, bath, and entry tile; grout lines are pre-treated and rinsed.
- Upholstery — landlord-owned upholstered pieces, if any (sofas, chairs, mattresses).
- Spot repair — minor pet or high-traffic areas addressed within the same visit where they can be lifted; larger repair scoped separately.
For property managers and landlords
Before-photos are captured room-by-room and delivered as a single PDF or a shared album, whichever your workflow prefers. The photos time-stamp with the visit and are labeled so they align with a unit inspection report. Invoicing is separated by unit if you manage multiple properties.
If a unit needs work beyond the standard turnover scope — visible pet-damage layers, water damage, or a subfloor step — the technician scopes and prices it separately at pre-inspection, and does not start that work without your explicit written approval.
Timing during peak turnover season
Late-month lease turnovers concentrate in the last five days of the month. Book at least a week ahead during peak season so a same-week or same-day slot is available. If you manage multiple units, we can schedule the whole set in one route to reduce trip time.
